Importance of Tenant Forms

The global financial crisis has left more people choosing to lease rather than buy a property because of the convenience and the availability of flexible leasing terms and agreements to suit the financial state of a possible lessee or tenant.

Despite the flexibility of terms and agreements when it comes to leasing property, people who opt to lease are still subject to credit and financial standing review in order to protect the landlords from closing a lease with a potential delinquent or non-payer. Every landlord dreads a tenant who will not be able to make the payments on the property they are leasing. Thus, tenant forms are asked to be filled out by lease applicants so that landlords will have the free hand in assessing the financial state of a potential lessee and be given the chance to get to know the person up front via an interview over the phone or in person.



As soon as the completely filled out tenant forms has been reviewed and the applicant passes the initial stage, there may be other tenant forms that would need to be filled out in order to complete the lease agreement. If it is an apartment that is being leased, the tenant may be asked to review and sign tenant forms such as the Apartment Rules and Regulations form to confirm that the tenant is amenable to the terms and agreement of how the apartment is run. The applicant may also be asked to submit a signed Consent to Background and Reference Check form in order for the landlord or building manager to make a background check on the applicant. No landlord would like to take in a criminal or someone who can disturb the peace of the area where the property is being leased. For properties with parking slots or areas, a Parking Space Lease form is one of those tenant forms that an applicant will need to fill out to use the parking space allotted for the property you are leasing. The landlord may also ask the applicant to sign one of the tenant forms called Salary Verification form to seek assurance that the applicant will be able to pay the lease on the property during the agreed contract period.


For as long as the tenant forms are completely filled out and the information written on the tenant forms are true and correct, being able to lease a property will not be very hard. The process may be tedious and it might take the landlord some time before he could hand down a decision on the application but this is just part of the procedures mandated by law to protect not only the landlord’s interest but also the interest of the potential tenant and the people living around them. These tenant forms give assurance that both parties have rights that need to be protected and asserted especially once the lease commences.
